7 Signs Your Roof Needs Replacing

The key warning signs that point to a re-roof rather than a repair - and what to do next.

Repair or replace?

Not every roof problem means a full replacement. Many faults can be fixed for a fraction of the cost of a new roof. But there comes a point where patching up an old, tired roof is throwing good money after bad. The signs below help you tell the difference. If you spot several of them together, it is usually a sign the roof as a whole is reaching the end of its life.

1. The roof is sagging

A roofline that dips, sags or looks uneven is a serious warning sign. It points to a problem with the timbers or structure underneath, often caused by long-term water ingress rotting the rafters or decking. This is firmly replacement territory and should be looked at promptly, as it can affect the safety of the structure.

2. Widespread slipped or missing tiles

A single slipped tile is an easy repair. But if tiles are slipping or coming loose across large areas of the roof, the nails (nail fatigue) or battens holding them are failing. When the problem is spread across the whole roof rather than one patch, re-roofing is usually more sensible than endless individual repairs.

3. Daylight or leaks in the loft

Go into the loft on a bright day and look up. If you can see daylight coming through the roof, or there are active drips and water stains on the timbers, the covering and underlay are no longer keeping water out. A small, isolated leak may be repairable; widespread light and damp across the loft suggests the felt has perished and the roof needs renewing.

4. Damp patches and stains on ceilings

Brown or yellowish stains on upstairs ceilings and walls mean water is getting in. If they keep returning after repairs, or appear in several places, the issue is likely the roof covering as a whole rather than one fault. Persistent, spreading damp leans towards replacement.

5. Granule loss or crumbling materials

Concrete tiles can spall and crumble with age, and you may notice debris or granules in the gutters. Mortar bedding on ridges and verges that is cracking and falling away is another sign of age. Localised crumbling can be repaired; if it is happening across the roof, the covering is worn out.

6. The roof is 50+ years old

Age alone matters. Different coverings have different lifespans – concrete tiles typically last 40 to 60 years, clay tiles longer, and natural slate can exceed 100 years if well maintained. If your roof is past the typical life of its covering, even a repair is only ever a short-term fix. At that point, planning a re-roof is the better investment.

7. You are paying for repeated repairs

If you find yourself calling a roofer out year after year for the same kinds of problems, the costs add up quickly. Repeated repairs are often a sign that the roof has reached the end of its serviceable life and money would be better spent on a proper replacement that comes with a long guarantee.
